DUBAI – The UAE's real estate sector has continued to strengthen its position as one of the world's most attractive destinations for property investment during the first half of 2026.

Supported by a resilient economy, investor-friendly policies and growing demand for homes and commercial assets, the market has maintained its momentum even as it enters a more mature stage of development.

Property transactions across the country have continued to rise, while Dubai has recorded one of its strongest six-month performances on record. At the same time, developers have launched hundreds of billions of dirhams worth of new projects, reflecting confidence that demand will remain robust in the coming years.

Officials and industry leaders say the sector is now being driven less by rapid expansion and more by long-term structural factors, including population growth, economic diversification, expanding infrastructure and sustained foreign investment.

Here are 10 reasons why the UAE's real estate market continues to stand out globally.

A resilient economy supports the market

One of the biggest strengths behind the UAE's property sector is the country's stable economic foundation. According to a report released by CBRE in April, the UAE continues to benefit from strong financial reserves and a stable sovereign credit rating, providing investors with confidence in the country's long-term prospects.

The report also forecasts a strong rebound in GDP growth by 2027, reinforcing expectations that economic activity will continue supporting demand across residential, commercial and mixed-use developments.

Government policies continue to attract investors

Business-friendly regulations remain a major reason investors continue choosing the UAE.

Industry experts say flexible regulations, progressive investment policies and the country's long-term development vision have helped attract capital from around the world. These policies have strengthened confidence among both local and international investors while making the UAE one of the region's preferred destinations for property ownership and long-term residency.

Genuine housing demand remains strong

Unlike markets driven primarily by speculation, the UAE is witnessing sustained demand from people looking to live and work in the country.

Farhad Azizi, Group CEO of Azizi Developments, said genuine housing demand, continued foreign investment and a growing share of self-financed buyers demonstrate the increasing maturity of the market. Population growth, supported by long-term residency programmes, is also creating steady demand for new homes.

Property sales have surged in 2026

The numbers underline the market's strong performance.

According to analysis by the ADXinteract platform, the combined value of apartment and villa sales jumped by 173.9% to exceed Dh84.4 billion during the first half of the year. Meanwhile, the number of transactions rose by 103%, reaching 16,585 deals compared with the same period last year.

These figures reflect both rising buyer activity and increasing confidence across the market.

Dubai continues to set new benchmarks

Dubai remains the country's largest and most active property market.

Research by W Capital Real Estate Broker, based on Dubai Land Department data, found that property sales in the emirate exceeded Dh286 billion during the first six months of 2026. This represents the second-highest half-year sales value in Dubai's history, behind only the first half of 2025, when transactions reached Dh326.6 billion.

The performance highlights Dubai's continued appeal to both domestic and international investors.

Developers are launching projects at a record pace

Confidence in future demand is also reflected in the volume of new developments entering the market.

According to W Capital, the value of real estate projects announced since the beginning of 2026 has exceeded Dh275 billion. The company described this as the largest half-year cycle of new project launches in Dubai's history.

The steady flow of new developments suggests developers remain optimistic about long-term demand despite the growing supply of homes.

Global wealth continues moving to UAE

The country is increasingly attracting wealthy individuals seeking investment opportunities and long-term residency.

Knight Frank reported that Dubai has further strengthened its position as one of the world's leading destinations for wealth migration and real estate investment. At the same time, the UAE continues to rank among the fastest-growing countries in terms of the number of ultra-high-net-worth individuals.

This trend is helping sustain demand for premium homes, branded residences and luxury waterfront developments.

Infrastructure is opening new opportunities

Large-scale infrastructure projects continue to support future property growth.

Farhad Azizi highlighted the continued implementation of Dubai's D33 Economic Agenda, along with expanding infrastructure in Dubai South and around Al Maktoum International Airport, as major drivers of investor confidence.

He also pointed to expected improvements in mortgage financing solutions, which could further strengthen the market by making home ownership more accessible for a wider range of buyers.

Buyers are becoming more selective

As the market matures, purchasing decisions are increasingly being shaped by quality rather than quantity.

Thomas Wan, Founder and CEO of Refine, said buyers are paying closer attention to project quality, location, developer reputation and the overall living experience. This reflects greater awareness among purchasers and is encouraging developers to focus on well-planned communities that genuinely meet market needs.

Experts say pricing strategies and execution quality will become increasingly important as more projects enter the market.

Experts expect growth to remain balanced

Industry leaders believe the UAE's property market will continue expanding during the second half of the year, although at a more sustainable pace.

Hussein Salem, CEO of Ohana Development, expects demand to remain strong for well-planned residential communities, branded developments and waterfront projects, while additional supply should help maintain a healthy balance between supply and demand.

Syed Mahrooz, CEO and Chief Financial Officer of Albagh Group, also expects sustained demand for premium residential communities, branded developments, waterfront destinations and high-quality commercial assets. He said the country's economic diversification, continued infrastructure investment, progressive residency policies and growing number of high-net-worth individuals are reinforcing the UAE's position as one of the world's most attractive destinations for long-term investment and residency.
